2. Why would you want to build on the ocean side, You have heard the ocean side is a bad side to build on… It can be if you don’t know what you’re getting into and don’t do it right. This property gets NO direct water assault – it does get salt spray, but all of Rainbow does. Build with the correct materials – for example, vinyl windows, vinyl soffits, stainless nails and screws… build protective coverings around your ductless a/c and tankless water heaters… Don’t plant salt intolerant plants…
3. Who pays what? – buyer and seller pay their own lawyers. Buyer pays closing costs and all stamp tax.
